I’m super excited to share with you another story of happy real estate clients! Meet Chuck and Deb. I met Chuck at over the summer when he and Deb came to see another one of my listings. After deciding that particular property wasn’t the best fit for them, I sat down with them at their house to learn more about their needs and wants in a home.
Chuck and Deb were looking for a property outside the city that had more land than their current home. We looked at several properties in the area until we found this one here. This 3 bedroom 2 bathroom ranch was completely 100% brand spankin new. It was built by a small local builder in the area, and no one had ever lived in it before. Because of my experience in new construction, I was able to guide them with their remaining selections and walk them through the process.
This was my first time working with clients to sell a house while they were purchasing at the same time. Through the support of my team and their attorney, I listed their house quickly. Within 3 days of it hitting the market, we had an offer. After negotiating for a day, we agreed on the terms and just like that, the house was sold.
Three Key Factors to Selling a House
As I’ve said before, there are 3 major factor’s in selling a house: cleanliness, marketing and price. Chuck and Deb’s house was as clean and pristine as they get. They had recently remodeled their kitchen a few years prior which made it stand out against the competition. The house has beautiful hardwood flooring throughout the first floor, and it was free of clutter. My company has an outstanding marketing package so this property was aggressively marketed to the entire capital region as well as the New York State MLS. I was able to educate them on the current market in the area, so pricing it right was key to getting an offer so soon.
Selling a house while purchasing one at the same time is not an easy thing to do. If you are preparing to make a move, be sure to hire a professional!
